Super quiet, everyone’s friendly, it’s not a luxurious place, but it’s got full hookups, and everything works. and it’s affordable. i seen some bad reviews so i was kinda skeptical, but it’s exactly what we were looking for.

Also while I was there today it was very clean and there are open spaces if you're passing through royse City and need a place for a while it might be to your liking do not know

Very quite, hard to see from TX Hwy 66, if you are searching for it at night look for the single light near twinkle lights along the fence on both sides
